Texas has experienced a surge in population in recent years thanks to throngs of Americans relocating to the Lone Star State, especially during the COVID-19 pandemic lockdowns.
A new report from Realtor.com shows precisely which states are sending the most transplants. The real estate listing website, which is relocating its headquarters to Austin, also investigated the reasons why people are making the move.
Texas currently boasts the fastest-growing population in the country. By 2045, it is expected to overtake California as the most popular state in the nation. One estimate says Texas will be home to the country’s three largest cities by 2100, with Dallas forecast to rank No. 1 with nearly 34 million residents.
According to Realtor.com, Texas has become popular in recent years partly because of the job opportunities coupled with relatively “affordable” housing. While prices have been increasing since 2018, Texas has maintained a median home price below the national average.
Before the pandemic fallout in 2019, one in five shoppers looking for a home in Texas on Realtor.com were from out of state. By April 2023, the share was around one in three.
While it has reverted slightly, incredibly, more than a quarter of all people in the market who want to buy a home in Texas continue to be from out of state.
So, where exactly is everyone coming from?
The figures below represent the net migration into Texas between 2009 and 2023. That means these numbers reflect the people moving from a particular state to Texas after subtracting the number of people who left Texas for that state.
